Mechanical insulation estimating

Open Phase 2 automatic assembly matching — compatibility review only; no new pricing calculations.

Reference documents → approved requirements → scope → takeoff → approved pricing → draft proposals

Development increment. Estimator approval is required for requirements, scope and pricing. Use the guided project workspace for current pricing, review and proposals.

1. Project & Drawing Manager

Register a reference file or upload a local document. Originals are preserved; registered copies are stored by checksum.

2. Specification Engine · insulation requirement matrix

Read every page in one run. The master matrix covers identified services across all extracted specifications and separates their material, size, operating-condition and installation-location cases; facing and finish choices remain within each assembly. Source states and approved estimator decisions remain distinct. Earlier extractions and approvals remain in project history.

Source-linked HVAC & plumbing assembly matrix

All extracted specifications in one view. Expand a service to review its source-linked assemblies, internal alternatives and conditional applicability rules. Each approval applies to one variant only. Abbreviations absent from the source remain Not specified.

Combined conditional requirements — review before completing approval fields
Page and clause evidence, source text and document checksum

Complete the applicable fields after reviewing the sources. A suggested material is unapproved. Explicitly document “Not applicable” only when supported by your review. Exclusion rows cannot authorize Included insulation scope.

3. Scope Determination

Choose a current eligible quantity group. Select an approved assembly, review the populated summary and confirm once. Identity, time, source evidence and decision history are saved automatically. Other scope statuses require a decision basis.

Proposed scope

Choose a quantity group and an approved assembly.

Retained source traceability and information

4. Bluebeam Takeoff Integration

Use “Stage CSV” beside a registered takeoff, or open the takeoff processor above. Review mapping and explicitly confirm LF as the Length basis. Count remains separate; documented rise/drop allowance rules are unchanged. Unknown Subjects remain held until classification approval. Scope and pricing approvals become stale when their quantity basis changes.

Historical worksheet recipe workflow — retained for legacy review

5. Legacy Pricing Engine

Inspect the original master workbook’s saved cells. This increment reads workbook libraries and explicit assembly/component references; it does not recalculate the complete Excel model. Formulas require acknowledgment of verified saved results. No missing rate becomes zero.

6. Proposal Generator

Both PDFs are generated from one estimate snapshot. They are marked Draft / Not Issued. Unpriced or unresolved scope remains visible; a partial subtotal is never presented as a complete bid total. Source proposal PDFs are layout references, not automatically adopted contract terms.

7. Legacy Continuous QC (historical recipe workflow)

QC refreshes after each saved decision or takeoff change. No technical assumption is automatically approved.
